Discover How A Complete Marketing Plan Gets Your Home Sold Fast And For Top Dollar
Dear North Shore Home Owner,
When you hired your first real estate agent to sell your home, what did their marketing plan look like? Did they bring out sample advertisements from magazines? Maybe they brought a 3-color brochure that they promised they would hand out at an open house?
I don’t care what ads, letters, or even websites they showed you because none of them worked since your home didn’t sell! I am not trying to be harsh, it’s just too often homeowners confuse advertisements with a REAL marketing plan.
A marketing plan is much more than just a set of advertisements; it’s a complete system to get you top dollar
A marketing plan is much more than just a set of advertisements; it’s a complete system to get you top dollar, keep you in the loop on what’s going on, and your home sold! Unfortunately when you ask the majority of real estate agents for their marketing plan (after they look at you with a blank stare) they give you the following 4 points:
-
Sign the listing
-
Stick a sign in the yard
-
Put your home in the MLS
-
Shake your hand at closing
With this level of “plan” it’s no wonder that many homes get “listed” but don’t get sold. This plan doesn’t give you a chance to get top dollar for your property.
I Invite You To Consider A More Complete Marketing Plan
A complete marketing plan should cover everything from how the price of your home is arrived at to how your home will be positioned to sell with the current inventory available. This can’t be done on a small bulleted list or on a flyer, this should be a full blown, detailed plan as it will lead the way in selling one of your biggest investments!
For my clients I provide a 201 Point Marketing Plan. Just to give you an idea on how this plan compares to the traditional agent, I actually have the first 15 points of my plan dedicated to research on pricing of your home. Here are just 5 items of research that I do on EVERY single home that I sell:
-
Research competitive properties that are currently on the market.
-
Research competitive properties that have been withdrawn.
-
Research competitive properties that are currently under contract.
-
Research expired properties (properties that did not sell during their time on the market).
-
Research competitive properties that have sold in the past six months.
And yes, I have 10 more points just related to effective research on pricing of your home with the rest of the market because I want to make sure YOU get top dollar for your property. It takes much more than looking at a few “comparables” and coming up with a price.
I would be happy to share with you more of my 201 Point Marketing Plan which is in my guide to selecting the right real estate agent. I invite you to take just 30 seconds to fill out the form below and I will e-mail over the information.
